Lower Kingsbury is another extremely central neighborhood on Lake Tahoe's East Shore. It sits on the lower part of Kingsbury Grade above Stateline, NV, a little closer to Heavenly and a little closer to the casinos. You're also within easy reach of several solid local spots: Audibles Sports Bar and Gaming, Mott Canyon Tavern and Grill, Bruschetta and the Chart House.
Most of the residential streets here are side streets off Kingsbury Grade. Unless you push farther back into the community, the traffic level stays fairly consistent across the area.
Kingsbury Grade is Nevada State Route 207. It starts at U.S. 50 in Stateline and climbs over Daggett Pass, at 7,344 feet, before dropping into the Carson Valley. The whole highway runs about 11 miles.
I break Kingsbury into three sections: Lower, Middle Kingsbury and Upper Kingsbury. Lower Kingsbury is the section closest to the Stateline casino corridor and the Kahle Community Center. A gym, coffee shops, restaurants, bars, ski shops, a chiropractor and a dentist are all close by, and a lot of it is walkable.
Stateline itself is in Douglas County, on the southeastern shore of Lake Tahoe. It's home to four casino resorts: Bally's Lake Tahoe, Caesars Republic Lake Tahoe, Golden Nugget Lake Tahoe and Harrah's Lake Tahoe.
On the south side of Kingsbury Grade you'll find streets like Cottonwood Drive, Pine Ridge and Meadow Lane. These areas are very easy to get in and out of. You get quick access onto Kingsbury Grade, and you can also stay off the highway entirely.
There's a solid trail system right behind the neighborhood that makes it simple to bike without riding on the main road.
Cottonwood Drive, along with Pine Ridge and Meadow Lane, remains a practical pocket. It suits buyers who want Lower Kingsbury's location without a long drive to the mountain or the casinos. The Kingsbury General Improvement District even keeps its office on Pine Ridge Drive.
The north side of Lower Kingsbury is a bit different. As you move farther up Kingsbury Grade, right under Granite Springs, the streets become a little more prestigious.
Sequoia Drive, Daggett Way and Cypress Way stand out as the quieter side streets on this side. They have very little traffic. You're still only a short bike ride from the casinos and the rest of Lower Kingsbury. But you don't hear or deal with the same level of construction and traffic that sits closer to the strip.
A good example is 110 Sequoia Drive, a newer construction home on a quiet dead-end street. Built in 2015, it has about 2,064 square feet on a 0.28 acre lot.
I sold it a few years ago for $1,900,000, and public record shows a later sale at $2.085 million in June 2026. It sits on a calm street that still gives you quick access to Heavenly, the lake and the casinos without putting you in the middle of the traffic.
The main difference between the two sides of Lower Kingsbury is what you get once you leave Kingsbury Grade.
Both sides give you the central location that makes Lower Kingsbury practical. It works for people who want to be near Heavenly and the casinos without living directly on the busiest part of the grade.
Heavenly has two Nevada base lodges, and both have Stateline addresses. Stagecoach Lodge is at 375 Quaking Aspen Lane, and Boulder Lodge is at 140 S. Benjamin Drive. Heavenly's Kingsbury shuttle route runs between the Stateline transit center and both lodges.
For hiking and riding, the Tahoe Rim Trail has two trailheads up the grade. Kingsbury North is off N. Benjamin Drive just below Daggett Pass, at the end of Andria Drive. Kingsbury South is at the south end of the Heavenly Stagecoach parking lot, reached by Tramway Drive near the summit. The trail segment between those two trailheads is 7.3 miles.
In winter, Kingsbury Grade is the road you'll use most from Lower Kingsbury. Check NDOT road conditions before a storm drive over Daggett Pass.
There's no HOA in Lower Kingsbury, but CC&Rs do apply. Water and sewer come from the Kingsbury General Improvement District, known locally as KGID. KGID also maintains roads and drainage systems in its district.
Lake Tahoe building rules matter here too. The Tahoe Regional Planning Agency limits land coverage, which counts homes, driveways and parking areas. TRPA limits it because runoff from hard surfaces carries fine sediment, nitrogen and phosphorus into the lake. If you're planning an addition or a bigger driveway in Lower Kingsbury, check coverage before you buy.
Douglas County has allowed vacation home rentals in the Tahoe Township by ordinance since 2005. A VHR is a home rented for 28 days or less. Starting November 1, 2026, the county's VHR fees go up 15%.
Permits are capped neighborhood by neighborhood. When I last pulled the numbers for the Kingsbury Grade areas, here's what they looked like:
For comparison, Tahoe Village, closest to Heavenly, has 358 allowed units with roughly 197 available. These numbers change, so always confirm a specific Lower Kingsbury address on the county's VHR map before you write an offer.
Where is Lower Kingsbury in Stateline, NV?
Lower Kingsbury is the lowest section of Kingsbury Grade (State Route 207), just above Stateline in Douglas County. It's the part of Kingsbury closest to the casino corridor and the Kahle Community Center. Middle and Upper Kingsbury sit farther up the grade toward Daggett Pass.
How close is Lower Kingsbury to Heavenly?
