About Incline Village and Crystal Bay
Incline Village sits on the north shore of Lake Tahoe in Washoe County, Nevada, a few minutes east of the California line. The 2020 Census counted 9,462 residents in the Incline Village census area and 337 in Crystal Bay. Reno-Tahoe International Airport is about 32 miles away by road, most of it over the Mount Rose Highway (State Route 431).
Crystal Bay is the small community at the state line, on the granite point west of Incline Village. It has its own ZIP code, 89402, but it shares Incline Village's schools, services and recreation district.
IVGID: Beaches, Passes and the 1968 Beach Deed
The Incline Village General Improvement District was set up under Nevada Revised Statutes Chapter 318. It provides water, sewer, trash and recreation services for Incline Village and Crystal Bay, and an elected Board of Trustees runs it. IVGID's own overview lists what it covers.
IVGID owns four restricted beaches: Incline Beach, Ski Beach, Burnt Cedar Beach and Hermit Beach. Beach rights trace to a Beach Deed made June 4, 1968. Under IVGID Ordinance 7, parcels annexed into the district after that date are not eligible for beach access. Eligibility follows the parcel, not the owner, so it gets checked parcel by parcel.
For 2026 to 2027, the Recreation Facility Fee is $1,385 and the Beach Facility Fee is $145, a total of $1,530 for most parcels, billed on the Washoe County tax bill. Each assessed parcel or dwelling unit gets five cards in total, a mix of IVGID Picture Passes and Recreation Punch Cards. The district runs the Championship and Mountain golf courses, a recreation center, tennis and pickleball courts, and parks.
Nevada Taxes and Washoe County Rules
Nevada doesn't levy a state personal, business or corporate income tax, per the Nevada Department of Taxation. Washoe County's real property transfer tax is $2.05 per $500 of value, collected by the County Recorder at recording.
Short-term rentals of less than 28 days need a Washoe County permit before a home is advertised or rented. Permits last 12 months and renew each year, parking is set at one space for every four occupants, and the county says there's no cap on the number of permits. The Tahoe Regional Planning Agency sets basin-wide rules for land coverage, the shorezone (piers and buoys) and Best Management Practices for stormwater. Those rules decide how much a lot can be built on or expanded. The TRPA handles permits and coverage questions.
Incline Village Home Prices in 2026
Incline Village REALTORS MLS data for August 2026 shows 34 closed sales across Incline Village and Crystal Bay, a combined median price of $1,485,000 and $93 million in total volume. Single-family homes posted 15 sales at a median of $2,625,000, with a 96.5 percent sale-to-list ratio. Condos logged 16 sales at a median of $967,500, up 24.8 percent from a year earlier. Active inventory stood at 167 listings, about 5 months of supply.
The top of the market moved fast. In March 2026, 1145 Lakeshore Boulevard closed off market for $125,000,000, a Lake Tahoe record. The prior record was $62,000,000 for Old Forge at 1041 Lakeshore Boulevard in October 2024. In Crystal Bay, Crystal Pointe sold for $42,000,000 in December 2025. Incline Village Neighborhoods and Housing
Housing runs wide. Lakeshore Boulevard holds the lakefront and lake-view estates. The Lakeview area and the streets near Burnt Cedar Beach sit on the lake side of State Route 28. Upslope, neighborhoods like the Eastern Slope, Tyrolian Village near Diamond Peak and the homes along the Mountain Golf Course trade lake frontage for views, trails and quieter streets.
