About Zephyr Cove, Nevada
Zephyr Cove is an unincorporated community in Douglas County, Nevada, on the east shore of Lake Tahoe. The 2020 Census counted 679 residents in the Zephyr Cove census area, which sits at 6,752 feet. The community takes its name from the Washoe Zephyr, a strong afternoon wind. A Zephyr Cove post office has been open since 1930.
The ZIP code 89448 reaches past the Zephyr Cove census lines. Round Hill Village, Skyland and Lakeridge are counted as their own census places, but homes there carry Zephyr Cove mailing addresses. That's why the sales above name each neighborhood.
Zephyr Cove Resort anchors the waterfront at 760 Highway 50. The U.S. Forest Service bought Zephyr Cove in 1979 for $4.9 million, and Aramark runs the resort under a Forest Service permit. It has lakeside cabins, an RV campground, a full-service marina, a public beach, parasailing and boat rentals. The history goes back to 1862, when Andrew Gardener claimed 160 acres of beachfront and built an inn called Zephyr Cove House.
The M.S. Dixie II paddlewheeler sails from Zephyr Cove year-round. It launched in 1994, seats 500 passengers and runs daytime, dinner and private cruises. The original M.S. Dixie arrived at Tahoe in 1948.

- Round Hill and Round Hill Village (nearby, Zephyr Cove address). Some locals call it the most walkable neighborhood on the East Shore. The Round Hill shopping center has Safeway, the post office, a bank and restaurants. Round Hill Pines Beach and Nevada Beach are about half a mile away, and the state line is about 2 miles.

Zephyr Cove Rules: TRPA, Vacation Rentals and Taxes
The Tahoe Regional Planning Agency (TRPA) was formed in 1969 by a compact between California and Nevada, ratified by Congress. It controls land coverage, shorezone work, piers and buoys around the lake. Many Skyland lakefront piers and buoys are grandfathered, and TRPA wouldn't permit their equivalent today.
Douglas County has allowed vacation home rentals in the Tahoe Township since 2005, for stays of 28 days or less. In 2021 the county capped permits at 600. As of September 22, 2026, it had 563 permits, and Elk Point, Lakeridge HOA and Zephyr Heights/Knolls were listed as full neighborhoods with waitlists. Nevada has no personal income tax, corporate income tax, inheritance tax or estate tax, according to the Nevada Governor's Office of Economic Development. That draws many buyers to the Nevada side of the lake.
Zephyr Cove Schools and Getting Around
Douglas County School District serves Zephyr Cove through Zephyr Cove Elementary School and George Whittell High School, which serves grades 6 to 12 at 240 Warrior Way. Matthew graduated from Whittell.

Matthew Schorr's History in Zephyr Cove
Matthew grew up in Zephyr Cove and went to George Whittell High School. His family has worked in Lake Tahoe real estate since 1981. That year, the family founded McCall Realty in South Lake Tahoe, serving Zephyr Cove, Stateline, Glenbrook and the Carson Valley. The firm later merged into Sierra Sotheby's International Realty.
